Having established your detailed requirements, I will undertake an extensive search of suitable properties and preview them in order to compile a shortlist of recommendations. This will highlight the strengths and weaknesses of the properties selected and the list may include details of properties not available on the open market. I will then accompany you on viewings.
Once a suitable property is identified, I will advise you on value, based on comparable evidence, and negotiate the most favourable terms on your behalf. The fact that you have chosen to work with a professional consultant will add power to the negotiation. It will demonstrate to both the vendor and their agent your commitment to purchase.
If required, I can help you access expert independent financial advice and legal representation. I will act as the main point of liaison between you and your solicitor and also keep in touch with the vendor’s estate agent to ensure that the transaction reaches a speedy and satisfactory conclusion.
